    650k/5unit and 630k/6 unit is wild. if you get a sucker to pay those prices more power to you. They might be renovated but are in warzones. you aren't factoring in your broker fees, misc. closing costs and capital gains taxes you have to save for the end of year. not a hater just making an observation, good luck!

    Real Estate agents are scam by schools. It's all about calling and following up without that u fail. Same with wholesalers marketing calling and follow up. My state ohio 1200-1500 to be a agent plus you wil need marketing money. ( nothing in real estate is over night) 30day to 6momths to make money on both ends agent or wholesalers

    When people have a stable home, that they own. they produce more and higher quality for society. So the goal is to ensure everybody has a stable home. This is not a bad idea, especially since its for 1st time home buyers only. Additionally, it wont raise the price of homes because the market needs to price homes for the investors and 2nd time home buyers as well, 1st time home buyers are only 20% of the market. Also its down payment assistance. It doesnt add income so they still need to be able to afford the monthly payments, and houses will need to reflect that.

      This is not a bad idea ON PAPER. In reality it's a pipe dream and no different than paying off student loan debt.

    Cap rates do not measure returns. The formula is r=i/v So $1 of NOI in a 10 cap market is worth $10. 10%=$1/$10 10%=$2/$20 Now double the NOI. See the VALUE changes, not the cap rate. It is not a return metric. You are spreadng misinformation.

    Let me know when you find a buyer willing to pay 6-8 cap for a small multi. Doesn’t matter what appraiser/lender says. They don’t care if you leverage to the tits. They make more interest and If you default they take it back. Better plan to hold these for 30 years.

    Stop valuing small multis on cap rates. Maintenance is unpredictable, especially for buildings built in the late 19th century.
