Just recently, my daughter and her husband sold a house in Marietta, Georgia, and bought a much larger home in Acworth, Georgia. They did get a great deal on their SELL house and on their much larger BUY house. Of the issues that you brought up; The kids were diligent in avoiding a house with Polybutylene plumbing. At least their agent was on top of that point. The kids were also mindful of nearby power lines, during their home search. That 'move week' was very hectic with so many 'problems'. I could go into a long list of issues with the 'new' house, but I will just say that the sell-by-owner was very dishonest about the condition of many things with the house; that it is going to cost 10's of thousands of dollars to remedy everything. Also, I question the quality of the inspector. Some lessons learned; the inspector needs to take a good hard look at the HVAC system(s) of the house. One area that the prior owner lied about and the inspector did not do his due diligence. At one point, our daughter, out of stress, said to her mother and I, "We should have never bought this house". My step-back logical look at the big picture ... the house has good bones. It just needs a laundry list of things fixed and updated, and then it should be their long-term home to raise their kids. It is a nice neighborhood with a lot of good amenities. The house has potential. Just will probably require a lot of investment into fixing everything. The first two weeks of ownership, the kids have had a parade of contractors coming and going, to fix things in the house. Plumbing. Electrical. HVAC. Carpet stretching and cleaning. Pest control. I learned a lot of things to 'look at' when checking out a house. When the selling owner does a poor job in cleaning the house, that could be an indicator that they were not diligent in taking care of regular maintenance issues. The case with this house. Oh goodness the filth.
