Chinese government bought US farmlands Really? Americans are afraid of their own shadows!
I’m have 2 acres of land in Marion County but it has a lot of trees that need to be cut down do I need to clear off the vacant land first
Land that is clear of trees is more likely to be leased for solar energy! However, although its unlikely, some solar developers may be willing to clear the trees for you to support a new project.
Limerick Township in Montgomery County Pennsylvania recently enacted zoning changes allowing data center land on up to 1,000 acres adjacent to the Constellation Nuclear Plant. The most interesting component of the ordinance is the Township is allowing buildings to be 120 feet tall. That means SMRs can be placed on this nuclear friendly area. LIMERICK TOWNSHIP MONTGOMERY COUNTY, PENNSYLVANIA AN ORDINANCE OF LIMERICK TOWNSHIP, MONTGOMERY COUNTY, PENNSYLVANIA, WHICH AMENDS THE LIMERICK TOWNSHIP CODE, CHAPTER 184 “ZONING”, FOR THE PURPOSE OF AMENDING ARTICLE II “WORD USAGE; DEFINITIONS; ABBREVIATIONS”, SECTION 10 “DEFINITIONS” TO AMEND THE DEFINITION OF “DATA CENTER” AND “WAREHOUSE” AND TO ADD DEFINITIONS FOR “DATA CENTER EQUIPMENT” AND “DATA CENTER ACCESSORY USES”; AND WHICH AMENDS ARTICLE X “PERFORMANCE STANDARDS”, SECTION 83 “INDUSTRIAL STANDARDS” TO ADD STANDARDS RELATED TO NOISE CONTROL FOR DATA CENTERS; AND WICH AMENDS ARTICLE XXIII “LLI LIMITED LIGHT INDUSTRIAL DISTRICT” TO ADD NEW SECTION 163.2 “DATA CENTER OVERLAY OPTION” TO ADD A DATA CENTER OVERLAY OPTION BY CONDITIONAL USE IN THE LLI LIMITED LIGHT INDUSTRIAL DISTRICT; AND WHICH AMENDS ARTICLE IX “SUPPLEMENTAL REGULATIONS” TO ADD NEW SECTION 76.7 “DATA CENTER STANDARDS” TO PERMIT DATA CENTERS BY CONDITIONAL USE IN THE LLI LIMITED LIGHT INDUSTRIAL DISTRICT AND TO ESTABLISH STANDARDS FOR CONDITIONAL USE APPROVAL; AND WHICH AMENDS ARTICLE XXXV “LOGISTICS CENTER/ WAREHOUSE CONDITIONAL USE OVERLAY DISTRICT”, SECTION 246, “CONDITIONAL USE REQUIREMENTS”, SUBSECTION G TO AMEND THE DIMENSIONAL STANDARDS BY ADDING THE MAXIMUM BUILDING HEIGHT FOR A BUILDING HOUSING A DATA CENTER TO BE 120 FEET AND REMOVING THE MAXIMUM FLOOR AREA RATIO STANDARD; AND WHICH AMENDS ARTICLE XXXV “LOGISTICS CENTER/ WAREHOUSE CONDITIONAL USE OVERLAY DISTRICT”, SECTION 246, “CONDITIONAL USE REQUIREMENTS”, SUBSECTION F TO AMEND THE REQUIREMENTS FOR SECOND MEANS OF INGRESS AND EGRESS WITHIN THE LOGISTICS CENTER/WAREHOUSE CONDITIONAL USE OVERLAY DISTRICT.

What are my chances of leasing land when I have mineral rights on the land?
If you own both the mineral and surface rights on a property, it is easier to lease the property. When the surface and mineral owners of a property are different, it can create complications with lease agreements!
85% 😮mostly unusable 😢 Fenced off or No roads.
Limerick Township Montgomery County PA is enacting new zoning to accommodate a large data center build out next to the Constellation Nuclear Plant. On your site we see property near the plant available.
New zoning in Limerick Pennsylvania is favorable for data centers around the Constellation Nuclear Plant. Goes into effect next week.
Are Data Center loud? I have 119 acres with about 50 acres that could be a Data Center. I'm 1.8 miles from ocean and substation. 1.1 mile to triple phase, 1200 feet in elevation Northern California. So the weather is cool, zero hail zone. Many artisan springs on property 170,000 gallon pond already built. What do you think I could do with this? County paved road through property. I also own the water and mineral patent rights given to this land by Ulysses S. Grant and reconfirmed and verified by president Chester A. Arthur. What do you think?
Hello! Data Centers are not loud. It sounds like your property could be a great fit to host a data center, solar farm, wind farm, or other renewable energy project given the property's location and proximity to electrical infrastructure. We'd recommend listing your property for lease for each option on our marketplace (solar, wind, data center, EV charging, energy storage, water, oil & gas) because there is no obligation to accept any offers, and you never know what kinds of offers you'll receive. There is no cost to list. Here is a step-by-step guide, please let us know if you have any other questions: www.landgate.com/news/how-to-list-on-landgate
Nothing sustainable about poluting the land scape with these monsters. Let alone the magnetic waves underground with the buried grids connecting these eyesores. Earthworms are disappearing.
Your thumbs up does not reflect a number. It just stays at 0.
What about sage brush?
Popularity?
Most only last 15-20 minutes to bridge the time to bring on base load fossil fuel power. They can’t run an entire grid all night . STOP THE CAP!

The NDAs are void. Stand your ground America!
So say 200+ acres in Western Maine with Power lines running through property ... and actually about 1 dozen wind turbines right next to this properly could be Extremely Lucrative.. I see the estimates of what can be made and its amazing to say the least.
Subbed. Great video appreciate your time. I found this because of thinking about some land. And its large and has wind turbines on it ir very close to it.
How often does early termination happen? Option period as well?
Those are really great questions! Early termination can happen once a project is operating, although that is very uncommon. Once a developer has spent the capital to have the solar farm built, they are going to do everything they can to allow it to produced energy for as long as it is economically feasible. Solar leases in the option period can, and oftentimes do, terminate prior to constructing and building of the solar farm. The likelihood of a solar lease option being canceled early decreases based on how good the site location is. The better the site, the more likely the developer will make sure that the project goes into development. So anyone interested can check to see if their site is good or bad for solar, battery storage, wind, data centers, or other resources by going to LandGate (bit.ly/4bLmEo2) and selecting their property. We have provided index scores relevant to each resource to make it easier to understand the potential value. I hope this answers your questions!
@landgate_resources ty so much for the response. We were contacted by a company in a joint venture with jp Morgan as the financial backer. Said they are interested in 250 of our 500 acres as the "final piece to the project " something about transmission lines on our property. We have a meeting with Ercot tomorrow so trying to learn all I can in short time lol. Ty again.
@@willpower9399 You are very welcome!! We always recommend to landowners to list their property to see what other offers you could receive. Good luck with the meeting with Ercot tomorrow, if you have anymore questions feel free to reach out!
So what happens if land owners sign with different companies for the same project? Does that kill the deal?
@@willpower9399 If you are under an option agreement with a solar developer, the agreement will contain clauses that do not permit you to explore other lease offers from solar developers.
Is the full presentation available? Thanks

How does one find representation - like Brad? Someone to guide the land owner who has never heard of battery storage site..
Hello! We'd recommend working with a land professional that is familiar with energy leasing, as they can consult you on this. We can refer you to a land professional licensed in your state. Please email real-estate@landgate.com with the location of your property and we can connect you with someone! In the meantime, here's a resource to help you learn a little more about energy/ battery storage: www.landgate.com/news/faq-battery-storage
What is the cost of building a substation
Hello, thank you for your question! The cost to build substations varies, but starts at a minimum of $500,000. Electrical utility contractors typically construct substations by working with the local government.

Great presentation! How do you find if there's room in the queue of a transmission line?
Thank you, Ryan! Joette found out that the transmission line near her property had capacity in the queue by talking with developers interested in leasing her land.
Any demand for non-flat ground so not taking out prime farmland for solar? It might tell a good story & have less community opposition-Just a bit more effort/expense to construct.
Great question! Certain topography levels (typically above 5%) are not suitable for solar panels- it's too difficult to get the construction equipment to those areas. However, new technologies for renewable energy are constantly being created (such as the newer floating solar panels), so hopefully non-flat land will be useful for solar panels in the future! You can find out your property's specific topography level by getting a free property report on our map: app.landgate.com/app/land-app/property-reports/select-land
Can I call you Joette Schalla? I need help facilitating a small 20-25 acre solar farm in Northern Ca. And you girls are doing a great job on education those of us who have little knowledge on this topic.

@@landgate_resources Thank you.
Thank you for the good info. Is Sage brush a carbon fixer?Ave 9 inchs yrly rain?
That's a great question @shehenderson7008. The best way to see if a property is a good candidate for carbon credits is to run a free property report, you can do so at app.landgate.com/app/land-app/property-reports/ It truly is completely free and you can view how the property compares to the county and state level as well as to other resources on the property.
How do land managers make money off of a solar farm and how much?
Hi @shelhenderson7008, it would mostly depend on the contract you set forth with whoever is the owner of the land and the contract with the developer. That question is probably very dependent on the situation though, like how exactly the land manager is involved. Typically the renewable developer would lease the land from the land owner. The land manager would most likely be paid on a salary. A realtor or broker however might be paid on a one-time commission basis for brokering the deal and handling the contracts. We have another video on solar leasing with a realtor here as well if you want to learn more on that: ua-cam.com/video/3l8E7H0XEgY/v-deo.htmlsi=2RzcRppNhMccbAVa
Can you expand on carbon credits and selling them?
Hi @shelhenderson7008, we didn't expand a lot on selling carbon credits in this video, but we do have other recorded webinars specifically about carbon credits. You can click on either of the links below to watch more about carbon on our UA-cam channel: ua-cam.com/video/oTKV0J_coQs/v-deo.htmlsi=nwIV9XKQZ9qd_tlf ua-cam.com/video/QVmjQxyBKAg/v-deo.htmlsi=8EoewsFl__qtv0iu You can also run a free property report on our website if you want to know more specifics about your property. You can learn more about that and find links to our public marketplace here: www.landgate.com/sell-carbon-credits
We are land owners and have property with transmission lines running right through the middle. We also have a generating plant, and substation adjoining our property. I’ve just recently ran across your land gate platform and have got some land reports made up. We may be interested in a solar lease.
It is great to hear that you have already received your free property report from us! The next steps for getting offers for a potential solar lease is to list your property for free on our marketplace. You can do that here: app.landgate.com/app/land-app/listing-process/select-parcels However, if you still have some questions feel free to fill out a form to speak with one of our experts! And you can do that here: www.landgate.com/lease-land-solar-farm
All our laws really are just made up to benefit whoever was in charge at the time 😂
What is this process called?
Thanks for your comment! There is not a specific term for selling a solar or wind farm cash flow payment. But many property owners who have entered in a solar or wind farm lease that are actively receiving rent payments, for the 25-50 years the solar or wind farm will be present on their land, can sell those payments at a discount in order to receive a lump sum payment upfront that will not be subject to inflation in the future. If you want to learn more check out our page: www.landgate.com/sell-solar-lease-payments
You also need to realize you lose the total use of your land. Most time the solar company will kill the ground under and around the sight. When they abandon the site you are left with useless dead ground.
Thank you for your comment. Solar companies will lease property to utilize for solar power generation facilities and those leases typically last 25-35 years. Property will be encumbered throughout that period which is why the landowner receives compensation throughout the lease period. Each developer is different on how they maintain the property underneath the solar panels with many of them offering "agrivoltaics" (discussed at 45:20 in the video) where livestock or farming takes place underneath the solar panels. It is always best that property owners and developers discuss what they want early on in lease negotiations so both parties have a positive outcome.
I'm entering into a 20 acre mini grid of the 119.18 acres I own. The company I am working with does not want a paid agent involved at all. I hired an attorney for any contract, but no paid real estate agent. There is no reason to have one. I make all decisions, there is no sale of property. And have a custom lease agreement from another large solar mini grid to use as a template.
Thank you for the info. Its a really tough area to get info on. We did go through and attorney and co paid for attorney fees. But this , selling the cash income is a totally new concept. Thanks again.
We're so glad that you found this resource helpful, Shel! Feel free to reach out to our team at info@landgate.com if you have any further questions about selling your solar lease payments or if you're interested in creating a listing. Thanks again!
Can you give me your opinion on a co out of Or called Sulus Solar?
Thank you for your comment! Unfortunately, we are unable to consult or conduct due diligence on solar companies due to legal reasons. However, our team created this resource about conducting due diligence on solar companies and solar lease offers that will point you in the right direction: www.landgate.com/news/due-diligence-for-solar-lease-offers If you'd like to speak with someone on our team about this, feel free to reach out here and we will get back to you as soon as we can! www.landgate.com/contact
how many deals have been closed this year do you people looking for land everyday?
Thank you for your comment! We have had a successful year with over 160,000 acres being leased from our marketplace for renewable energy projects. Our marketplace is very active with new listings being posted every day!
Great information
Thank you @HalBarnett! We appreciate you sharing that!
This is very informative. I’m not a major player in the real estate market, but I definitely learned several things from this video. Thanks for putting this out.
Thanks for sharing @taberz1 ! 😃
I have information about this. Danielle says that she gets the impression that Flannery “has something up their sleeve”, and i think she’s correct. It IS a national security threat, but not in the way any of us would ever guess. My advice: in the coming years (perhaps even right now), look at the vicinity of other bases for similar changes (land purchases, sudden zoning changes, etc). Fantastic video though guys, this was just so informative. I wish I could use the Landgate site with those filters myself. I had to do all that manually parcel by parcel and manually use satellite images to identify the infrastructure on each one lol it took like three days.
Thanks for sharing! Yes, that sounds like a lot of work, but I bet it was worth it when you got to see the whole picture!! The app that Craig was sharing is available for only $25/mo on a monthly basis if you're interested: landgate.com/data-real-estate
Fantastic, thanks so much. Was thinking of investing in that - I suppose now would be a better time than ever given Flannery's shenanigans. I will drop one additional comment here with the some very interesting information that every news outlet has missed thus far; this story is unfolding within a context that may explain what we're seeing (and also explain how strange all of this is); I'm not sure I have the required knowledge necessary to understand the land use regulations, zoning legislation, etc to comprehend it all as well as you guys would, so perhaps with your experience you might be able to make more sense of it than I. Looking forward to using your service, and thanks for the video. @@landgate_resources
When monetizing future cash flow, is the payment received considered ordinary income at the time received? It would be better if all of it could be reinvested, as would be the case with a 1031 exchange. However since the land, or wind rights, etc. are not being permanently sold, then what have you heard that can be done to put more of that money to work (vs. paying a large percentage to the government)?
We have seen landowners sell their solar, wind, and/or mineral lease and 1031 exchange them after listing their lease for sale on LandGate. Do you have a wind, solar, mineral or any kind of energy lease you are wanting to sell? Feel free to email our team: info@landgate.com to receive expert assistance!
As a real estate agent, I find that a discussion leading with carbon credits, really raises the eyebrows and captures the attention of many of my clients. I find that many of them are a little hesitant about moving forward because they feel like it’s almost too good to be true. I personally don’t dwell on carbon credits, but if I can capture their attention and show them that I have knowledge about their land that no other agent has, it really sets me apart and opens up opportunities to discuss listing their property. I find that they do not argue as much with me about the value when I come armed with the Landgate Property report. I research every property that I list through the Landgate software as a regular part of my business
Thanks so much for putting this online! My family has good amount of land in South Dakota I would like to purchase, but need a new revenue stream to make it profitable. This is a wealth of information! I would be curious, could information for PREDICTED income produce PROOF of income for an Ag Loan to purchase property? Thanks!
Very informative! Thank you so much! Becky Matkov
Can your software be used for people looking to invest in land for solar? Or is this only used for existing land owners?
Absolutely! I'm sorry we missed this when it was first posted. For property investing, you can subscribe for $10/mo to get unlimited data and property reports nationwide. It's the perfect tool to research investing in land because it not only gives you data around solar, but also wind, minerals, mining, water and more! Check out our recent updates to the data too where you can easily see value and risk index scores for each area of interest! www.landgate.com/landapp Let us know if you have anymore questions!
Thank you very much for explaining the process very clearly. And thank you for the valuable tool you make available. Tom Visser
Thanks for a clear discussion. You have gathered all the data we have been gleaning from county services for the last 30 years. Now we can get rid of our huge paper files!
That's great! Thanks for sharing!!
