Thanks for your comment! Empathy - I appreciate you for having it. Gentrification is usually talked about after the fact. While it is hitting San Bernardino, we can still catch it to curb some of its impact. Mixed-income, mixed-use developments are the key - that include pathways to ownership, which is the real way to combat gentrification. That's fantastic! Even though I don't think anyone can get that rate today, buying a 2-4 family is a smart move, especially for first-time homebuyers. My first home and entry into real estate was a triplex - I lived with and rented to 2 buddies in my apartment and rented the other 2 units. I was living rent-free! Can you tell folks how low of a down payment (%) someone can do on a 2-4 family?

There are unhoused people everywhere right now in the U.S. for many reasons. You can opt to see the "bad" or you can change the lens - San Bernardino is beautiful. Come on...there are over 50 neighborhoods, and the majority are nice. There are some really pretty neighborhoods. The mountain views. The greenery - so many different trees and plants. I'm not saying it's perfect, which actually bodes well for people willing to put in the work. There is a ton of opportunity in San Bernardino. Tomorrow will be better than today and the same for each day after - it's a great time to be in San Bernardino!

McDonald’s and the performing arts center are really the only two on this list I would recommend. For food, I would go up Sierra to Rosa Maria’s, or downtown I would go to Molly’s Cafe. Surprised to see the Orange Show was not on this list, yet 3 places OUTSIDE of San Bernardino were on here. At one point in time Route 66 car show would have been here, but after the bus route broke up the streets it was impossible to put 3000 classic cars downtown.
Just McDonald's and the Performing Arts? The baseball stadium has to be there. Those places outside arethisclosetothecity that it's alright to include them - though, the bigger point is that we need to continue uplifting San Bernardino so the list gets bigger. I do need to update the 40th street shout-out as both places are no longer there.
Ha Ha..the best place to live in San Bernardino is San Antonio heights Upland or Rancho Cucamonga north of Chaffy college.🤫
The good thing is that the best place to live is subjective. Golf course at the center, beautiful houses & landscaping, quick trip up to the lake, quick out to the 210, neighbors walk the neighborhood...I love it!

Hey guys have you noticed any demographics changes or commercial developments in Sb ? I’ve noticed a lot of transactions being made for homes listed at $450,000 Which means in order income qualify you would have to make about roughly $110,000-$130,000 In addition There a lot of homes with unique characteristics such as Tudor, cottage and bungalows that would cost you close to $900k at least in Pasadena. So my to follow up with my first question is if there is a lot of changes being made in San Bernardino, regarding development and demographics, do you think gentrification is inevitable? I really hope to hear from you guys 🙏🏽
Thanks for your comment! There are a lot of developments in the pipeline in San Bernardino City (www.sbcity.org/city_hall/community_economic_development/development_projects). The gentrification process has already started...it's here. It started when gentrification was on full force west of here. We'll be uploading some of our instagram videos about gentrification that touch on all the developments happening around San Bernardino that speed up gentrification. Again, gentrification is here. At this point, it's about ensuring folks know what's happening and giving them tools and resources in order to claim a stake. If you look at what's happening in Ontario, Riverside, Fontana, Redlands...San Bernardino is very affordable, comparatively. So, more people will come here, and that alone drives values up. One of the pluses for San Bernardino is the amount of vacant or underutilized land it has - mixed-income housing & forever affordable housing can happen in San Bernardino. If opportunities aren't created so folks can stay here, folks have to figure it out on their own (or with like-minded folks) or pack and move further east east.
If you must live in So Cal Lake Arrowhead is the best place
When we first moved here, we looked at Lake Arrowhead. I love Lake Arrowhead, But, for a New Yorker who sought to escape the cold, nope! :)

Thank you for your comment! And, our bad for not getting to it sooner!! If you're looking to get involved, there are lots of opportunities. We've been attending Concert Under The Stars - a monthly series of Economic Development events taking place every 3rd Saturday at San Bernardino Valley College. There's also Soulful Sundays, which makes its comeback this Sunday at the Urban Garden on 40th Street. City council meetings. Neighborhood association meetings. Street clean-ups. There are many ways to get out there and give back...and of course, educating folks you come in contact with about the importance of getting into ownership. It's happening. Seven months later, there are a lot of projects in the pipeline that will make San Bernardino better. And, there are the good CBOs...lots happening...exciting time to be in San Bernardino.

It's too bad you feel that way. The ill thing about gentrification is that your response is what's meant to happen. I think gentrificatino is prescribed and not an accident. Things have to hit a certain level (as in a shithole) for gentrification to work. You leaving and not buying or helping to make things better means you're going to miss out when gentrification has fully hit. Believe it or not, we're almost there.
There are unhoused people everywhere. In fact, as gentrification hits harder, you'll see more unhoused. My advice is to be part of the solution and buy...or you too will feel like the other commenter when the narrative changes.

This is the best area as far as the size of the homes and property and obviously the beauty. However, really close to Waterman where it can get a little crazy at time. My preferred areas is the Shandin Hills area but biased as lived in that area before moving out of SB or higher towards the foothills further up 18.

What about next door Arrowhead area?
Arrowhead to me means Lake Arrowhead. To me...it's beautiful up there...quiet...nature all around. When my wife and I first moved to CA, we looked at the Lake Arrowhead area. The drive down the mountain scares me...and it's not a short drive. Too cold for me - feels too New England for my taste. If you mean Arrowhead the golf course, that's NENA. I love it! If you're interested in this area, let's connect. I'll say this...because it's so great, I'm not as involved in my local community - things are so good I can place my energy elsewhere, which I think is a wonderful feeling.

I'm definitely not a native, which gives me a different and non-jaded perspective. There are a couple of other neighborhoods in San Bernardino that rival great neighborhoods in other cities. Is any city perfect? I've lived in many hood hoods...I think SB might be the best of those hoods.

Hi Raul. My biggest issue with fix & flips is the quality of the flips, which comes down to the quality of the investor/contractor. The typical flipper puts lipstick on what usually is still a pig. The typical flipper uses the same big box finishings, which are "contractor grade", which usually means the lowest grade. The typical flipper wants the biggest return for the least amount of equity, sweat (cutting corners) or financial. I can go into any house and tell you if it's a typical flipper job. The typical flipper's flips don't last long. The typical flipper usually gets a first time homebuyer into that home - because those buyers tend to not know better. The typical flipper is bad for real estate. They mark up prices way beyond the value they actually add...and they aim to sell to a less informed population. It's shitty business practice. They're bad for communities. That said, people still buy their homes. And they're buying it at today's values. The laws of supply and demand means that the typical flipper can get away with typical flips. And, because values are still lower here than any place west of here, values will continue to rise. It's a great time to be a new type of flipper - where adding value is paramount as opposed to adding dollars in your pocket. The typical flipper's homes need reflipping within 10-15 years. To your 2nd question. Check out California CERF. The purpose of the Community Economic Resilience Fund (CERF) Program funding is to build an equitable and sustainable economy across California's diverse regions and foster long-term economic resilience in the overall transition to a carbon-neutral economy. This is throughout CA. Then, check out Inalnd Economic Growth & Opportunity (IEGO @ www.iegocollab.com) to see some of what's happening. My team focuses on Resimmercial - the connection between residential & commercial real estate and its impact on community. We understand the impact of CERF, for example, on community development and more specifically, housing. The impact on changing communities. Gentrification. When you look at the housing being built as an indication of what's happening in the community, you're already looking at the scene too late. Are you in real estate? Worst time to buy when rates are up and house price is also up. Luckily, I bought in June 2021 when there was a constant 20+ buyers offering for one house and the highest bidder over $30k of the asking price is usually the winner. I resort to building new construction because it was stupid to over pay a seller over $30k or more especially in cash if the appraisal comes back lower. Bought in June 2021 with an interest of 3.1% 30 year locked and moves into new home 5 months later in Dec 2021. Currently four months now and my house is appraised with a $20k in equity already. Best decision I have ever made. Not sure if this is a good time because the ship have already left IMO. However, if you need a home and not a want, buying anytime is a good time IMHO. Good Luck!
Your first point is valid to a degree. The market hasn't peaked, so there's still appreciation to be had. I want renters to become owners - not for me, for them...so that as the market continues appreciating, they, one, gain equity as well, and two, can stay when their neighborhoods have changed (as they certainly will as values rise). You said you gained $20K in equity in the last 4 months...which is exactly why people should be buying. Check this out, though. Even at today's "high rates" - they're lower, or close to, prior "normal" years. But, even if this were the high mark on interest rates, and with modest appreciation, it's still okay to get in the game because you can work on your credit and other things so you qualify for a lower interest rate, which is determined not only by the market, but by one's credit worthiness. There may be circumstances where renting is better in a vacuum. However, when looking at the entire picture, buying usually wins out.

San Bernardino gets a rough reputation, but just look around...not at just the most visible, but behind the scenes, at the infrastructure, at the job market, at the housing market...if you pay attention, you'll see that things are happening and that a wave of change is coming. And, it may look a little messy and ugly right now, but it's coming. So, I stress to renters to get in the game because if you don't, you'll miss out...you'll stay renting...and worse, you''ll be displaced to a more affordable place. I made a video about watching out for those people that try to instill fear of San Bernardino - they're either ignorant or thing you are.

That means 1 of 3 things, Sean: 1. You don’t understand the dynamics at play that make it make sense; 2. You don’t have the means to purchase and are hating; or, 3. More cynically, you’re an investor and want to minimize competition. Which is it?

@@lovelygivan1442 How can a place you wish you could afford be a shithole? I understand there are some shitty areas, but overall, San Bernardino is a great city. Could it be improved? Of course, and the residents here that care are making a difference...as are the business and politicians. Sometimes, a place has to hit rock bottom...just like people...before turning around. That point was after the bankruptcy for SB. Now, there's a renaissance of sorts. The SB you knew of 5 years ago is not the SB of today and definitely not the SB of tomorrow. One need only look at every other "shitty" city turned "gentrified". Same thing happening here. So, the thing to do is buy while you can...and if you can't, find a way to buy. Otherwise, you'll be hating from the sideline.
