HOAs are common in new developments in this area. In this video, I compare buying an existing home to buying a new build ua-cam.com/video/Sn_SDxT5mRI/v-deo.html. Usually HOAs are part of the equation.
Here in California, the state has mandated houses to be unaffordable. Mandated solar system. Mandated fire sprinklers. Extra Taxes on lumber and other building materials. Other regulations that raise the prices on homes like cement truck drivers if they are delivering to a government project have to be paid prevailing wage from the point they turn on the key until they turn it off at the home office. So if they are only delivering a partial load to the government project, but a house is close to the government project, the company has to pay prevailing wage to deliver to the house, OR make the driver return to the home office and drive right back past the government project to deliver the cement to the house. Spend it on wages or fuel. Workers comp insurance is outrageous in California! As an office worker, the rate is .036 cents per hour. In other states it's .002~.008 per hour. Guys who climb ladders, it can be upward of $1 an hour! California has mandated $16 per hour minimum wage, ($20 for food workers) and 40 hours a year paid sick leave. 10 years ago, minimum wage was $9 & construction workers were paid $15/hr to sit around and do nothing between jobs and paid full wages when actually making money for the company. Now they are no longer offered the "paid to do nothing between jobs wage" because it's become unaffordable.

Is there flooding there?
There was some flooding after Hurricane Milton. It was the worst I've seen in OC. Some roads washed out and the post office had to close for a few days. But OC got a lot more rain than some areas. It's not a regular occurrence, though some low lying areas have had issues in the past. They seem to have fixed the roads pretty quickly.
For sure, big companies/developers.
There is a need for low income housing, but it seems like there should be a better way to go about it.

Getting very expensive very quick and it's going to go up. People are going to start paying premiums to live in this river city. A true old Florida small town feel with modern accommodations is so rare what a beautiful town
There are some nice homes in DeBary and it's a great place to live, so prices have gone up a bit.
How’s the crime out there?

DO NOT MOVE HERE! You're being sold a lie. What you're shown in this video is old DeLand. This is the town we used to live in. Currently it's destroyed by over development. We do not have infrastructure to support the new developments. The schools are filled to the max - over 40 students in a class. The roads are congested, we don't have enough health care, grocery stores - anything. We suffer immensely during storms because all our natural barriers such as forests and wetlands are being cut down for new developments. This causes flooding. Our wildlife has nowhere to live. PLEASE DO NOT BELIEVE THIS AD, PAID FOR BY A DEVELOPER! This is not what you're getting. You'd be moving to an overcrowded little town, destroyed by hurricanes and tornadoes, where new homes are being built quickly, cheaply, on drained swampland that floods, and don't hold up against the weather.

The traffic issues in Orange City are a direct result of the planning commissions allowing large developments to go up without widening the roads enough to handle the additional cars. New developments are only required to widen the roads within a small area leading to and from the entrances to the neighborhoods. Its ridiculous to widen a road to 4-lanes for 200 yards and then allow it to go back to 2-lanes. Outside areas like Deltona are using Orange City roads as cut-through s during rush hour to avoid I-4 so the 2-lane roads cannot handle the local traffic and all this cut-through traffic. Graves is backed up over I-4 coming into Orange City every morning. Drive Kepler Road from Orange City to Deland, there is no less then 6 new developments being built right now and they only widen the roads around the entrances to these new neighborhoods. The answer is NOT traffic circles, especially 4-lane circles. These are nightmares to navigate during peak hours. Most drivers do not know what to do at a 4-way stop intersection, put them in a traffic circle and its chaos. New people are moving here all the time, how about we spend some money fixing the damn roads. My property taxes are through the roof but the roads crumble. I have been in OC for 7-years and and before that Debary. I prefer Orange City to Deltona or Debary. Debary has a heavier tax burden and Deltona is run down bedroom community, there is really nothing there but houses and it could benefit from some zoning regulations.
I agree. Everyone that moves to DeBary, DeLand or Deltona puts more cars in Orange City too. Still, I prefer Orange City traffic to many other town's near Orlando.

You should do more research on Courtland Park. I live there and the extra parking you said was weird, is because we have a Public trail in the back. How is flooding in orange city florida
It varies depending on where in Orange City you are. Some local roads flood during heavy rains. It's far enough inland that you don't have to worry about storm surges. After Hurricane Ian, the Post Office parking lot flooded. The St John River runs through OC but there aren't many neighborhoods right on the river in here. Check out the maps on FEMA.org for more detailed info. If you're considering buying property in Orange City, check the flood zone on the listing. Retire moved to palm coast,fla. Worse move ever made, high traffic, high insurance, taxes, utilities, overpopulation, crime, construction zone 24-7. Not a peaceful or affordable area.

I had to look that up. I moved to Florida from Connecticut about 30 years ago Florida was about 40 to 50% cheaper to live in now it's the opposite and jobs don't pay my kids moved up back to Connecticut because they have way higher wages and it's cheaper to live there now better education for their kids I move to North Carolina weather is much nicer

People moving into FL and out of it in the past 10+ years was mostly political! Weather did not change. Media and News and social media did change much! How well are you informed about disasters in Asia for example? Besides, Florida's population doubled in years! Creating problems with new constructions everywhere. Snowball effect. I have lived in Debary for 20 years, i just sold my house and moving to TN. I loved the small town feel, but this is gentrification, I CANNOT at 60 years old afford to live there anymore. With property taxes on the rise, insurance charging 4-5k a yr if your roof is a certain age, etc. im glad you made this video. Growth is always going to happen in a desirable area, but this is exponential. Wikipedia has debary at 22,000 people in 7 square miles, and thats from 2022. Many elderly renters are not getting their lease renewed. And have to vacate. The Live Local Act is supposed to bring in low income housing. So far it's only given tax exemptions to existing apartment building owners, and the rent doesn't even have to be that low.
