Usually you work with your managers and any brand/management company reps. You select who you think are your closest competition. You submit the list to STR and they update. For students with visual disabilities what programs work well with lock down browser (I e dragon, zoomtext, fusion)
Does ADR change when revenue and occupancy rate increase?
It depends. Adr x occ percent x rooms available = revenue. If revenue and occupancy rise proportionally then Adr will stay constant. For example: a 100 room hotel: .70 occupancy x $100 adr x 100 rooms = 7000 in revenue If occupancy goes to 100% and revenue increase to 10000 then adr will not change: 1.00 occupancy x 100 adr x 100 rooms = 10000 revenue
I have no idea if you'll see this What would the formula be if you had 2 different rates for rooms I'm trying to figure it out but it's all wrong
You would first calculate total revenue. (Rooms sold at rate 1 x rate 1) + (rooms sold at rate 2 x rate 2). Then you would decide total revenue by total rooms sold.
