I love it when people that have never swung a hammer in their lives talk shit about housing. Do investors play a role? Absolutely. But the increase in price is maybe 5% because of investors. The vast majority of it is because of an unbelievable increase in the amount of regulatory oversight. It's gotten insane over the last 20 years.The requirements now for energy efficiency are insane. There are places in this country where you can't break ground without throwing $20000 down on a permit. It's garnered lawsuits when taken to these extremes, but it's in every aspect of construction from the foundation to the lumber to the plumbing, electrica,l and HVAC. Every trade has gotten more efficient during that same time period but the gains in efficiency don't even come close to overcoming the changes in the industry wrought about by over-regulation.
