Yes, you can definitely go in unrepresented . . . and if you are a very savvy and experienced buyer, that can work for you. If you are a first-time buyer or not very experienced, you will likely find it difficult and find yourself on the wrong end of the deal . . . since the listing agent has a fiduciary duty to look out for the seller's best interest and not yours. As a top listing agent in my market, it is in my sellers' best interest if a buyer comes unrepresented . . . but definitely not in the buyer's interest. All can willing make their own decisions on how they want to proceed . . . but I feel like a lot of inexperienced buyers are going to come up short without representation. Just my two cents. Thanks. Not sure what state you are in . . . however, in Mississippi it requires 60 hrs of specific classes (pre-license education), passing an exam, and then 30 hrs of post-licensing classes. Of course there is required Continuing Education also. However, while licensing can happen in a short amount of time . . . learning the craft of selling real estate is a life-long journey. It takes a lot of dedication and time and effort to succeed in this business. You are self-employed and it is us to you to find your business. That all being said, it is a very rewarding career also. I hope this helps!

In 22 years, this was my only experience where a party sued for specific performance. This one took about 2 months to resolve . . . but the seller didn't really fight it.

@@tracykirkleyrealestate I have a client that didn't know they had a judgment from 20 years ago. They wound up backing out and not selling to the buyer. They backed out just before closing. They would have had to take 49k off the sale of the home. They would have pretty much been homeless. I really don't blame them for backing out. But the buyer is now making threats. I don't see a judge moving forward in actually mandating them to sell. Pay back expenses, yes.
