In this economic state we should be realistic, rents are not increasing well enough to cash flow positive. If you bought in the right location, street, etc. A hold strategy (buy to let) means wait a few more seasons (the downs) for the market to turn in your favour (only if you bought in the right area, street). Subletting the property will yield more returns, apply whatever exit strategy you had in place.

You are ignoring that variable starts higher, so if the rate doesnt go down by more than the initial difference, youre still losing. Right now fixed is roughly 5 and variable is just over 6. So you would need the rate to go down by more than 1% over the first half of the term to be a winner. Correct choice right now is 3 yeat fixed imo.

Having project managed a couple of house building and renovations. Here is my 2 cents, get a contractor that can do the work that needs to be done instead of having to manager different trades at the same time. In terms of transporting materials get some that you trust and can call when you need material transported. PS one day I will be doing what you are doing.

I am a land load of backrooms however i dont increase rent at all.

Just a tip. Never leave a property empty in SA. I would normally get someone to stay at the property and pay him a daily rate. It also gives me piece of mind that the property wont be vandalized and I can sleep peacefully at night
