Helping individuals and families that are not familiar with the Pittsburgh region navigate a long distance home buying process requires a unique set of skills that I have honed over the past few years.
While much of my business is in Allegheny County (the largest and most central county in the Pittsburgh region), I also have done extensive work in the four surrounding counties of Beaver, Butler, Washington, and Westmoreland. As a former public school administrator in the area, I can offer detailed information about school districts throughout the region. I work with all types of budgets (low to high) and all types of buyers (first-time, FHA, cash, retired, investors, up-sizers, veterans, etc).
Out of town home buyers are often nervous and stressed about the entire process not knowing much about the local housing market, the communities, or even the connections for service providers such as lenders, home inspectors, insurance agents, and contractors. I take the lead on every step of the transaction from start to finish to provide my clients with clear and accurate information, put them in touch with the right people, and ultimately guide them to make the transition to Pittsburgh as seamless as possible.
I grew up in the northern suburbs of Pittsburgh (graduated from North Allegheny), and now live in Mt Lebanon with my amazing wife and four children (three in college and one still in Mt. Lebanon schools). I love travelling (especially to Disney), great food/drink (coffee snob), and love playing/watching sports (PNC Park is the BEST ballpark in America).

The price maybe right but how safe are these communities?
That is a tough question to answer, but I typically take a personal perspective. As a dad of four kids (and three of them in their 20s) - would I be comfortable with them living in a particular neighborhood. As far as the neighborhoods mentioned in this video - Yes, I would be comfortable.
@markknowspittsburgh having lived in Pittsburgh I remember every community that had "Heights" in their name were not the best of places to live. Many had "Projects" built for those with minimal or not income. It's been 20 years for me, so hopefully, things have changed
Perhaps a few of them. Certainly not all of them. Brighton Heights. Stanton Heights. Sewickley Heights. Ben Avon Heights. All nice areas.
As someone an hour out from Pittsburgh, and that grew up in Penn Hills, I can tell you that Penn Hills isn’t a very safe area. There are often many shootings.
@HauntingAsmr oddly enough I lived in Penn Hills as a kid. Yes, it has changed a lot since then.

This video was so helpful! My husband and I love Pitt and come multiple times a year to visit the area. We are thinking of moving in the next 1-2 years there and I’ve always loved these two areas. We both did IB and AP in high school and loved it, set us up great for college. I appreciate pros and cons between both, I think we are leaning more Mt Lebanon! I'm curious about a few things in Pittsburgh: Are most of the neighborhoods segregated like Midwestern cities? How's the job market for average citizens? Would you consider Pittsburgh pro renter or pro landlord? Is there a lot of housing growth there?
I can not speak about other Midwestern cities - but is Pittsburgh a utopia of integration and model on race relations? Probably not. Much work to be done, but the energy and leadership in the region is going in the right direction. Job market is strong especially in health care, technology, finance, and higher ed. Pittsburgh (the city) is probably more pro landlord - but some of their autonomy is being reigned in. Most of our housing growth in the city are large scale developments (condos, lofts, etc.) in places like Strip District and North Shore. Most of the single family housing growth is in the suburbs of outlying counties - places like Cranberry (southern Butler county), Peters Twp, North Strabane Twp, Cecil Twp (northern Washington Co), and North Huntingdon, Penn Twp (western Westmoreland Co). There a hundreds and hundreds of neighborhoods in the Pittsburgh region, and I took the time to make a video about just a few of them that I think bring great value.

Im trying to avoid the hoods but I’m not a rich person. Looking into the working class / middle class areas. Can you guide me to such areas?
I loved the entire state. Pittsburgh is probably a little too urban for my old self, but I definitely enjoyed my visit. My wife and I are tired of the Gulf Coast humidity after 24 years. Pennsylvania will be our next home ❤
There are some great areas around Pittsburgh that have a rural feel but yet still close to all the action of a city. I am thinking of places like West Deer, Findlay, and Elizabeth/Forward (those are all in Allegheny County). And of course, you could go neighboring counties and still get a nice sparsely suburban and rural feel in Butler, Westmoreland, Washington, and Beaver counties.
@@markknowspittsburgh Thanks! I was only able to spend about 4 days on this last trip. Drove 700+ miles looking at several communities. We're definitely planning a return trip soon. Our only real requirement is a hospital within an hour. My wife is a transplant patient, with a new donor kidney. And obviously, we need something in our budget 🙄. I've lived in PA now for 60 years and have lived in western, central and eastern PA. South Central and Southeast PA are by far the best PA areas to live in. The economy is strongest from the Harrisburg/Lancaster region east to the Philly metro and the Lehigh Valley. Philly has some of the best suburban communities in the country. Western PA has a lot more gloom from Nov - March. Philly has 45 more sunny days than Pittsburgh on average with almost all of them being in the fall and winter. Probably the biggest benefit to Eastern PA is being close to the coast and the bigger cities like New York and DC which can be reached via trains. A train from Pittsburgh to DC takes 8 hours one way. What nearby cities are there to visit in Pittsburgh? Cleveland? lol. The biggest benefit to western PA and Pittsburgh is housing is cheaper.
The weather in Pittsburgh is amazing. I drive a convertible and have the roof down almost every day from April to October. Maybe I should keep track of this! That would be a great stat. And at the end of they day affordability is really the number one priority. What good is a great suburb if you can't afford to live there and you have to sit on the Schuykill for an hour every day, LOL!

I’ve lived here in Pittsburgh for 2 years now, I’m from phx Az. I will say that it’s not really cheaper to live here, and the pay in retail and grocery, is extremely low. Minimum wage is one of the lowest of all 50 states. And most stores do not give much in the way of raises, at all. Groceries are a bit higher than Az, (greedflation for sure) And housing is not really any cheaper, but Pittsburgh is very old, Phx is modern and newer, for the most part, so it’s hard to do comparisons. I left because I’ve wanted to live somewhere cooler, and I love the trees, and the seasons. Az was getting crowded. People love the intense heat 6 months of the year. I’m done with it, happy to be in Pittsburgh! Oh, the deer freak me out, beautiful, but I’m scared to death of hitting them!

It's a schools job to make sure the students can read and do basic math not the other stuff you mentioned. Parents should absolutely avoid poorly graded schools in the best interests of their kids but not to mention who wants to buy a home in a neighborhood as bad as their schools. This guy basically wasn't people to make a horrible decision to help fund black communities schools and social services because they can't take care of themselves
