Art Alvarez, Broker/Owner of MortgageWorks, has nearly 40 years of experience in residential mortgage loan originations, starting as a loan officer in January 1982 after graduating from Claremont McKenna College with a B.A. in Economics, and continuing on to hold management positions with commercial banks and mortgage banks with a national presence. He founded MortgageWorks with Craig Loe in October 1997.

      All I can say is that people can make me feel like a terrible, pitiable person. My parents Bonnie and Terry Tipton do, my sister Shawn Noone and her husband can do it, as well as their sons. I wish someone could get me employment, but in a way where I do not have to see them. They just can make me feel so terrible. I understand they are perfect people with nothing but economic success. It is so much emotional torture being around them. Am I supposed to go through extensive emotional torture, and develop an inferiority complex until I feel like killing myself? It is working. I am developing an inferiority complex. God, can someone get me out of this? I have been unable to relate in person to anyone else in Las Vegas. I am exhausted with people, relatives making me feel like such a pitiable individual. It is always emotional, psychological torture every day. Ok,Bonnie Tipton, Terry Tipton, Shawn Noone, Jeremy Noone, Travis Noone, Brandon Noone, and those in the Blevins family have made perfect decisions all of their lives. I have done the opposite. That is how they have been able to make me feel.

      @@760Thomas in a reverse mortgage product of today, in 2024, it is a non recourse loan, unlike a forward mortgage, or a typical home loan, the main scenario is when one spouse passes, the surviving spouse remains in the home, and will do so until they pass, or sell. Non recourse means the lender does not seek out any heirs to repay a debt.

      @@760Thomas Thanks for your reply. When the borrower has used all of the available funds from the reverse mortgage, or the "money runs out" as you describe, the house does not go to the bank. The borrower continues to own and occupy the home without making payments on the mortgage, unless they want to. When the borrower passes, the borrower's heirs can choose to keep the home and refinance it to pay off the reverse mortgage, or sell it.

    The biggest concern is not short term cash flow, it is long term sustainable and predictable ability to afford the home without stretching, with lower maintenance, tax , and insurance costs, and an opportunity for appreciation. Low prices and tax-deductible higher interest rates are what do that, not trying to squeeze every last drop of blood out of the rock that these overpriced homes and games of short term buy downs provide. Get real😊

    What happens if bond hilders force mortgage rates to go higher? Not only will you be stuck with higher rates, you'll also be stuck with a lower home price. We are getting cheaper prices in many cities, especially the ones that went up the most, like in Florida and Texas. Pushing home ownership at extremes that only become somewhat affordable IF interest rates go down substantially, on leverage, is called gambling, and stupidity

    What are your thoughts about those that are currently in a home and wanting to move to another. Should someone in this situation wait and ride out the rise of home prices as equity continues to grow in our current home and wait for the interest rates to go down? Or should we like those that are first time home buyers jump sooner rather than later on a home that we like?

      You ask a very good question. I think it accurately frames what a good many homeowners may be pondering as they contemplate the current real estate market. They're enjoying a very low mortgage rate on their current home, which has seen a significant increase in equity, but they find that the home may no longer be adequately meeting their needs or wants. The result is they are "trapped" in their current home, which at one time met their needs, or they wouldn't have purchased it, but they now want, or need, to move up to a larger, nicer home. Does it make sense to "settle" with your current home that no longer meets your needs simply because of the low rate mortgage? Particularly given that decision is based on an educated guess, at best, as to when home prices will fall, if they do at all? My take is no, it may not be the best decision to settle. I truly believe the purchase of a home is, first and foremost, about what it does to adequately house you and your family in the manner and style that will make you most happy in a time horizon you prefer. The financing aspect, though important, should be secondary, in my opinion. So if you've concluded that purchasing a home that will better suit the needs of you and your family, and you'd like to meet those needs sooner than later, I think pursuing that purchase in the current market is a good call. But try to be strategic about it. If you think the Corcoran prediction is valid, there will be increased equity in your current home, should you keep it, or the new home you purchase now. If your current home has a mortgage at 2.50-3.00% and you'd like similar terms on a new home purchase, submitting offers asking for a seller credit for a temporary 2-1 or 3-2-1 buydown is a great strategy. It will give you a 1st year rate in the low 4's or 3's and it gives you 2-3 years of a below current market rate and payment to allow you time to look for an opportunity to refinance that note rate lower. And in the meantime, the new home you purchase now will likely see increased equity as those rates fall to present you that refinance opportunity.
