Unless quality control measures are implemented for construction, it will be a mishmash of poorly designed and built projects. Constructions skills for workers need to be greatly improved. Traffic laws will need to be ENFORCED to get people to actually drive in the correct lane at the correct speed with proper driving rules. And get the trikes OFF the highway. They are a traffic hazard. Who will clean all the garbage that is dumped everywhere?

Fix traffic now or in 5 years there will be pure gridlock for 12 hours a day. Create one way traffic roads with proper traffic lights. Then TEACH people how to drive. We do our best to AVOID Dumaguete now. Zamboanguita and Dauin will be the new centers in 10 years because they have good roads

Really good presentation and video very straight to the point and professional. I really pray Dumaguete will stay GREEN unlike Manila or Cebu.... Really love the plans here with emphasis on URBAN forestry. Here in North America Every major real estate development complex like subdivisions always have parks and greenery... no one will buy a property if it is all concrete. Esp. with global warming it will only increase Electrical consumption with individual A/C. Singapore even focused on centralized COOLING, opposite of Steam based centralized heating. Chillers instead of boilers. Plan to develop our 10,000+ sqm Ranch in Sibulan.... Turn it into a green house + air B&B. and restaurant. Really love the plan for a port too as a logistics and materials business is also planned for us.

It's nice to dream on. I enjoyed your vid, I hope this will materialize in the future for metro dgte. I also hope I'm still alive and well by 2040 to see this happen. I will be part retiring in Dgte if time allows, I'm a fili who is feed up living in the west and dreamed to live back in the Philippines and start life again. But this isn't easy to do. I'm not on my retiring age yet, but I wish to start life in the Philippines before I'm too old to do so. Please update us more of developments.

Prohibit and build higher than 3 floors. Create more covered areas around the entire area so that people can meet even when the weather is bad (rainy weather). Get trucks off the Boulevard and turn it into a pedestrian street from 15 to 00. Speed during the rest of the time maximum 20 KM/h. Make the roads to and from the Boulevard unidirectional, alternating every other road so that one is unidirectional towards the water, the next road away from the water. Give higher fines for noisy motor vehicles. Give fines to people who leave rubbish and don't take it with them and throw it in bins. Make a fine the first time and then let the fine be doubled for each subsequent time.

As a student city Dumaguete should implement (mandatory) bicycle use in a much wider way. I am from the bicycle city of the world called Groningen. You will find some informative videos on YT. How they started many years ago and now the city traffic is manly done by bike. This solves beside traffic problems also livelihood in a broad positive way.
