For new investors looking to get into RE on this type of loan can the down-payment be met by the seller holding a note for that amount meaning the 20%-25%
Your company is an ineffectual joke. At the beginning, your loan officers lead customers on by making promises like a carrot on a stick approach, but never follow through. My experience had been with your partner/loan officer ( GEORGE MANOLIS). A lying SOB. 3 days prior to a supposed funding date on Friday May 27th at 11:21 AM I text him to get more information and why I'm being ignored. Same date at 11:59 AM is his text response claiming "Hi. On the road. Call you in an hour". Same date at 4:45 PM "George I've been waiting for you to call." Same date at 5:25 PM Mr. Manolis texts, "Just landed and getting car. Will call you shortly. Sorry for delay". I respond at 5:28, "Thought you said you were on the road. Not in the sky.". 7:27 PM, he texts, "I'm sorry. I'm chaperoning a bunch of kids and it's crazy...trying to get a spare moment". Now as a customer, what would you do? Either he's on the road, apparently in a car or he's in the air on a plane. Can't do or be in both places simultaneously. This is the habit of Lendsure officers, partners and employees. He seemed to be all over the country simultaneously as if he's the owner of a multi-billion dollar conglomerate. The billionaire club doesn't do that. Customers are duped into thinking that Lendsure loan officers are hard at work, who have been caught lying, by providing sensitive and private information and documents submitted in a timely manner only to find out that nothing will come forth from your company, Lendsure. Once the customer is hooked, then the process of hiding out or ghosting customers begins. Excuse after excuse is the norm for your partners/loan officers who have a penchant for ignoring, ghosting or never responding to a customer. Of course, let's not forget a pattern of deceit and lies. Delays and more delays and more delays are the norm with Lendsure and it's officers/employees. You will pay for appraisals for nothing, but you will get hit with regular hard pulls on credit reports making customers think they're hard at work for a loan you're about to get approved. Be wary. You will wait 6 or more months of a wait and see approach while you watch interest rates climb beyond affordability only to get nothing, nada, zero until you give up. As I did by informing Lendsure's partner/officer that I want my application rescinded. I was lucky by simultaneously applying with another company and getting the DSCR loan using the same appraisal I paid Lendsure for. The dumbest, most stupid and irresponsible people with similar excuses is what you will receive from Lendsure. Oh! and lets not Lendsure, its partners or loan officers will never communicate with their customers. Let's be real. Lendsure knows nothing and does nothing with legitimate customers seeking their so-called DSCR loans. Lendsure has no commitment nor ethics to stand by. Take my advice and run far from them. Don't even look at them. Don't say you were never warned.

Yessssss y'all are on the right track.. as a previous school teacher like me for over 10 years who could not imagine surviving on a teacher salary especially now with the increase in rental market which is sad..but now I'm married and thankfully my husband began his own business and I joined in and we are very successful. Thanks for the info about to close on a bank statement loan. By the way always have had a roommate and still do because what is clear that independent business owners are hurt the most..why don't you have More followers? Was approved before then denied in the end for a stupid reason from my schedule C ..I'm not a scholar on this but what you said it's common sense and I knew my taxes weren't enough yet they approved me Then got denied in the end because they said H&R block did my taxes wrong. I own 70% of my current business and now have been approved until underwriting which should happen this week..
So general DTI is not a factor in DSCR loans?
This program only focuses on the Debt Service Coverage Ratio so no other sources of income are examined.
What about short term rental? Like Airbnb? Would you use air bnb income to qualify?
Yes, if the LTV is under 65% and a FICO over 740 for purchase transaction and a DSCR Ratio of 1.0.

I am not positive but I would say probably a bit of both. The DSCR ratio and the credit score are part of the underwriting guidelines so probably part of the rate lock variables.

It says 'first lien only on both properties', does that mean the existing mortgage on the departure property must subordinate? Seems unlikely?
