Slow down in West Palm Beach too Tom. I had my house listed (in July) for 2 months and NO showings…NOT ONE! Luckily one buyer came through (after 2 months) and bought it and we settled on it. Now we can see the prices falling since. Still has a long way to go. Thanks for the great video!
Question: When has it not been about price?
Real Estate is always about price. If you don't believe it then take a $300,000 home and price it at $100,000 and see how fast it sells. I did this show because there are many people that say it's the rates. Now on the flip side, if the rates do drop into the 5's then there will be a flux of buyers. Many are on the edge and that would help them. For many you need lower price and rates. Without inventory then you will be back into the cycle of frenzy home buying, multiple offers and price increases. Alot needs to happen to be back to normal.

These numbers are what I expected. Dismal!!! to say the least. 9147 marching up to 15k by March. Yup these new homes will be under 300k by April. What a couple of years can do to your equity here in the sunshine state!
What is the justification for the cancellation? Roofing? Plumbing? It sounds more and more like new homes are the way to go. You may have to drive into metro Jax , but goodness the insurance situation is concerning. I hear good things about Green Cove and Wildlight in Nassau County. We are thinking with the new homes and better school districts it may be the way to go. Thanks for the info as always.
In the example I talked about it was the roof. Now they had a 4 point inspection report before closing. Had they told us this before closing then we could have had the seller make adjustments. After close, it's all on the buyer.
Oof, that is a nightmare. How old is the roof if you don’t mind my asking. Are the options to get a new roof or switch to Citizens? The insurance situation seems to get more problematic every year.
@@RainaMae-ro9mx The roof was 2016. They didn't like a repair and wanted it replaced. This needs to be brought up before close.
Does the MLS show accurate sold prices & do places like Zillow just copy that data?
Zillow gets it's feed from the MLS. It dosen't always show everything. I have my customers send me the Zillow page and I look it up for them in the MLS.

If you are the one who gets the insurance cancellation 3 months after you close and find out it may cost you another $500 a month and possibly push you to sell because of the increased payment then it is a disaster for them. I stand by my title and thumbnail. You probably fired off your comment without watching the whole video.

Tom, listings will spike very soon!! By March there will be 18k homes for sale on the mls. Just tell your seller clients to undercut 20k if they even want a chance to sell. Speed is key here; you want to catch the last of the stragglers buying! That insurance for new home is a scam just to sucker you in to buy and in 3 years your insurance will be 5k +.
It's not just new homes. Used homes get jacked on renewals. I'll follow up once my new home customers get their renewals.

Same here, I have been shopping and can't bring myself to spend and cash these greedy sellers out. I'll wait.
Crazy prices are all over. Mind blowing prices are in South Florida. Everything is relative to where you are coming from. If you are coming from an area like South Florida where you sell your house and buy up here to get more house and for less money, then this area is a bargain. If you have lived here for some time it feels like science fiction when you see a house for $350,000 and the description says fixer upper.
It’s Christmas ,Tom! No one but Scrooge lists their home during the holidays. Those listed are left overs and stale. Don’t you worry you will be over 10k listings 2 week in January
I have several buyers looking for houses. A problem is that many homes are not high quality. Many have insurace issues. I don't just need more listings, I need more quality listings.
I have at least 100 homes in my saved properties listed as “off market”. They expired this year because the sellers wanted too much. I’m certain they will return to market first quarter 2025. By second quarter 2025 it’s going to be a fire sale. Inventory is going to go well above 10k. Plus you have ALL those unlisted new homes made with paper clips and superglue that nobody wants. Gonna be a fun year.
@@NorthFloridaLiving Yup the houses are a mess indeed. That nasty little abbreviation, "comps." When those wrecks do eventually sell, there's your comparable. Even a quality listing will only fetch what a comp says it's worth. Otherwise they go cash which I would never ever pay cash for real estate. This is the time when I myself look for homes to buy- humbug!
Another thing to consider when watching state wide numbers. I see videos of people saying how prices are drasticaly dropping in Florida.Well, in the areas hard hit by hurricanes people are taking cash out offers instead of fixing the house. Some didn't have insurance. I know personaly people who fought with their insurance for almost a year after Ian to get wind damage items fixed. These sell offs are factored into the average.

You mentioned we would want to go through you if buying new home because of the deals you can offer , choosing to bypass explanation of such deals instead trying to frighten us , oh their contracts are much more difficult to understand then the normal purchase agreements. Tom!! Looks like I was wrong on those condo laws. They are letting this thing fly!! People are absolutely crushed with these special assessments!!! I really thought they were going to postpone this law or amend it!! This is even worse for the market!!! Nothing can save this market EXCEPT higher pay and that’s not happening! Tom you are not seeing foreclosures because they are not allowed to foreclose. Tom check out HUD's own fact sheet hud No. 23-030, HUD No. 24-314. Over of 150K homes in Florida with FHA mortgages are in forbearance. And you know there is a moratorium on VA foreclosures till 12/31/24. VA Circular 26-24-12 .

@@NorthFloridaLiving I know I see it in the hidden numbers. 2026 will be worse. These municipalities got the green light to go hog wild, and they did! Raising the costs on everything! Now that inbound migration is back to normal or less with inventory sky rocketing We'll continue to see steep declines. This will not shake out for years. Tom, this is nothing new that you have not been through already.

What about NFlorida older homes vs. newer homes? Do you think the older homes in Jax area (built in 50’s-60’s) are a good deal? They are still on the high side selling in the 300’s plus. Wondering if it’s better to go new and drive a bit further value wise. Appreciate the videos.
The older homes are usually block construction if that matters to you. The older homes if they have been upgraded will help you with insurance and sometimes you will get more for the money. I sold an older home in Jacksonville in the low 300's and it came with a nice size yard and a newer pool. The pool alone is $80,000 or more to build. The downside to the older homes is that they are usually smaller square foot and the rooms are smaller. The bathrooms are definately smaller. Also many don't have a garage and the carports have been enclosed on most. The ceilings mostly are 8'. Most new homes will come with a garage and everything is of course new. It is harder to find a newer home without an HOA if that matters to you. Insurance is usually better on a new home. Most new homes are frame. If your ok with frame homes and the HOA a new home may have more value when you look at the extra square footage total you have. If you want a pool then used would be a better deal. If you decide to look at a new home, do not speak with the new home agent first. Always have a real estate agent go with you on the first visit. If you use me as your agent, then I do have an offer for my customers.

Compare south Florida to St Johns County.
Tom, I'm seeing plenty of U-hauls with cars in tow heading north on 95. If the average decline is kept at 35-40% next year it will be a miracle. Tom 419 is completely INSANE!!!!!!!! That's a complete rip off!!!! for Middleburg.
I just closed Friday on a U-Haul coming into Florida.

Nice to see foreclosures and inventory are still going up, Tom. I have to say people are really foolish paying all this money to live in a hot crowded swamp where the cost of living rivals any metropolis in the country. And the people paying cash for this is just absurd!! Especially when you can get 4.6% in a US 30 year treasury. After Taxes that's like getting a 3% mortgage!
It's all relative to where you are coming from on whether it is over priced. As far as the cash sales. 41% of the cash deals were for homes under $300K. This could mean fixer uppers and rehabs took up a good share. Alot of homes under $300K may not have been able to get insurance due to lender requirements that items be fixed before closing. Without a deeper dive into it, I"m just quessing.

There are several beaches with public access, but my favorite is Flagler Beach. About 20 min from this house.
