I wouldn’t especially if I have kids . I don’t want to deal with evil spirits unless you pray in that house constantly to get rid of the spirt or bring in people from church to pray.

Real Estate Prices have gone up. S&P is at ATHs. Fed is limiting the money they lend out. Consumer debt is increasing. I also can't see where the money needed to keep pumping the market up is supposed to be coming from.

Well that's the cashflow isn't it? You choose to spend it, invest it, or pay principal down with it.
No, not exactly. You’re speaking of revenue. Cash flow is what is left after paying all the expenses related to the investment. If there is a loan on the property, the cash flow is what you get to keep from the rent after paying all of the expenses including the monthly mortgage.
@@improvechannelonrealestate5487 revenue is the total income, then less any necessary expenses leaves cashflow. Principal reduction can be a choice you make with that cashflow but isn't necessary. So the benefit is the cashflow giving you that option to reduce principal, if you choose. IMO obviously.
Dave Ramsey doesn't like giving free money away to banks in the form of interest. But apparently you do
I most certainly do. But it is not called “free money.” It is money that comes to me from the rental of an asset that a bank lent me 75% of the value in order to acquire, yet I get to keep 100% of the appreciation while my tenant pays the debt down. I would estimate that somewhere between $6000 and $8000 of principle gets paid down every month by my tenants on about $12 million of debt.
@@improvechannelonrealestate5487 If you had paid with cash as Ramsey would suggest you do, ALL of the rental income would go to you, NONE of it would go into the banks pocket, hence why I phrased it that way. You are giving them free money that would otherwise go into your own pocket.
@@3.6Roentgen if I had followed Ramsey’s advice and waited until I had enough cash to buy properties in cash then my cash flow would be zero from real estate because I would have no properties. How has buying properties in all cash worked out for you?

Yea, because tenants always pay on time, or, there's never a time when there is a vacancy, or, the government never makes it legal for the tenant to not need to pay rent. Pffffff. Never rely on tenants to pay your mortgage.
It is difficult to scale to more than 100 properties if you don’t rely on tenants paying their rent. Or at least a percentage of them.
Dave Ramsey did not forget principal pay down because he pays cash for all his properties no principal pay down needed
I know. On the one hand he teaches people how to try to save their way to wealth, while he builds his wealth through a completely different way through his businesses. Then he does something almost no one else can which is buy real estate in cash with no loans or seller financing. Then he tells other people to do the same. It’s just not very realistic for most people to follow.
