Basically young people are screwed, and by young I mean born 1980's + Unlike their boomer counterparts who could afford a home in their 20's the newer generations find it mostly impossible to buy until their 30-40s. I live in Zephyhills, FL. Not exactly West Palm Beach! But I'm paying over $7500 a year in property taxes for a 2400 square foot home that's appraised at only $360,000. That includes a CDD of about $2500. But don't you think that's ridiculously high?

If you have big money fine, but middle income or poor people would probably only qualify for a manufactured home in one of their monopolized communities. Once you pay off your house in one of those communities that high priced lot rent is ridiculous.. more than a long islander pays on their properties.. that's why all the retirees are leaving Florida. They can't survive..

In my (strict) Florida neighborhood, the HOA stipulates that EVERY house must have the same exact shingle (Owens-Corning Duration) and the same color (Desert Rose). After Hurricane Ian there was a shortage of O-C shingles and people had blue tarps for a year or more.

I don't intend to make you feel bad nor do I think it was intentionally directed by you. But I would recommend finding which of your avenues might be responsible since it tends to make the agent come off pretty poorly when dropping links in that fashion. Typical user would be very turned off by this approach so it does more harm than potential good. Thought I would let you know, All the best in your business.

I disagree. A renovated unit (I own a condo), is going to sell over one that is outdated and neglected. For one, it attracts and draws people in more, we are visual creatures!!! Visual desire and appeal counts for everything, it's what gets anything in this world of worlds started!!! Attraction! If you can invest in good quality special paint, and research the best equipment at reasonable price, and how to prepare, brightening up and lightening up your old, orangy, dark, dank kitchen cabinets would transform it to the extent of selling versus sitting!!! If you've replaced the peninsula & countertops as I have, and put a modern sink in, you may as well do the cabinets since a mismatched property or one that makes little sense is one of the hugest turn offs to potential buyer's viewing your property. Half-done or unfinished projects spells "RECK!!!" and red flags to buyer's!!! Complete the job in the sense that a room looks put together! I don't promote remodeling or replacing, that's absurd and unless it's for yourself or you are guaranteed to get loads on your return, DON'T REMODEL, I fully agree with her. But I disagree with doing nothing. No effort gives you no return and likely no interest. You need to attract people in, you are "selling" yourself in a sense, through a property. How do you put yourself out there AND grab interest, stand out by dazzling people! As a buyer, if I'm in visual love, I'll win that property. I've done it, so I speak from experience! We fall in love with the surrounding aesthetics, if done in nice taste and care, and we fight to make it ours!!! If you are not in the most desirable spot, it doesn't hurt to make the unit special and modern, but don't overgrade. It's takes balance & strategy. You have to find companies able to travel and not overpay. This can be challenging in the contracting /handy man service world where booking pros is very difficult. But I personally know of properties that sit and never sell because the owner did nothing. I think this lady is speaking maybe for the "hot in demand" market and Florida, but in the here and now and nation wide, a shortage may not be enough to promise you interest and a good Sale price. If your place is dowdy, a buyer may wait until something more renovated and modern turns up, move-in ready and no work required.

There should be a disclaimer that this advice is regional and for marketing blue collar inexpensive homes. When you're in the 1.5 to 2 mil area, buyers with that kind of money want "turn key", just move in and upack. No fixing. I'm in Toronto Canada, and the houses that need work sit on the market a lot longer than the turn key houses. A $200,000 reno can bring $400,000 higher selling price, up to 100% ROI on the renos

I totally agree. We're painting inside and out and focusing on repairs and replacing broken items like leaking faucets. Also sprucing up the landscape and changing out light fixtures/bulbs, but those are inexpensive things that can make a big impact.

We moved into a 55 and over community last year. The idea of "making new friends" -as advertised on signs at the entrance here- isn't so easy. We found that cliques had already been established, and they weren't interested in accepting new members! Also, if you're a single person who's hoping that an active adult community will magically transform your humdrum life, that might not happen. We were told that a single woman who lived on our block moved out after just one year because it wasn't the 'fun' or active lifestyle she was hoping to find. But like anything in life, it may depend on how much effort you're willing to put into meeting other people, and whether you're a 'joiner' or not. Personally, I like the peace and quiet, and feeling of security it offers. Thanks for your informative videos, Maria.

Hi Maria, We bought a home here in Bella Vista Arkansas, and use a 20 year experienced Realtor to represent us as Buyer. Unfortunately she took us for the ride. The first home we place a down payment of 4K was gone after the seller back out in fixing the repairs on the home. The next house we saw, we got sued after we back out when we found out about the flooring problem. We end up paying out another 3K to the sellers. We were new in the Arkansas area and not familiar with their laws in regards to real estate. We learned our lessons the hard way. She is full of talk but not honest in most of the dealings, or even showing forth the truth in what matters to us as buyers. Heartbroken and Dissapointed in using any realtors in the future. We feel like maybe a real estate attorney is much better in the end. We are retired couple and with a few savings but this really hurts us in our pocketbook. In the meantime, this realtor thinks highly of herself and wipe herself clean of anything.

No surprise, my property was appraised at a considerably higher amount than when the previous owner lived here. So, it looks like my taxes will be about $1,000.00 higher than she paid (I know this is not my final tax bill). Also, she had taken advantage of a senior tax freeze and homesteading, which I won't be able to do until next year. (I believe after that, my taxes can only go up 3%?) Thank you.

Someone watched this video when I bought my current house. The kitchen and bathroom are desperate for a reform, but the seller wisely skipped them and left them to me. As I intend to live here for a long time I don’t mind, but i would certainly have loved if any of those two were modernised.
