Yes! Love that we have the zero down payment option. The VA loan is a much better program that this new program the banks are pushing. There is no repayment needed, that’s always a good thing!
I knew balloon payments were bad the moment I was offered one! I wasn’t interested and wanted more information on a 30 year and was basically ignored!
Ugh! Anytime I hear balloon payments it’s a red flag. Let me know if you want a referral to another lender. I have some great ones that I work with!
This is a good thing, let the market implode and bring prices back to reality. BNBs, inflation ,and people flipping from one loan to the next is the issue driving prices up.

People are buying. They are the people who can comfortably afford the monthly payment. No one should buy if they can’t afford the monthly payment, but assuming they can, now is a great time to buy before prices get even higher.
That’s what the sellers do, sale illusions, everything is alright, buy in this opportunity, our economy is getting stronger everyday, LOL, don’t make us laugh
In every market buyers need to buy and sellers need to sell for various reasons. I bought a home in 2023, when interests were high. I’m so glad I did. I have gotten a lot of equity because I took advantage of the market and was able to negotiate. If you buy right and hold onto it, you will win in almost any market.
The big picture is people buy homes that they can’t afford. High interest with high taxes, high insurance high prices
You’re right. Buyers should be taking out mortgages they are comfortable with the payment. Many times buyers look at the price of the mortgage and fail to look at the whole picture: taxes, insurance, utilities, moving costs, furniture, etc.
Hi Brittany! What are the requirements as far as having the section completed (on page 16) that says presentation of offer as well as the seller initials at the bottom of page 16? Are they mandatory? Thanks!
Hi! Once the offer expires, it is voidable. So you don’t have to have it signed. However, to avoid any confusion or litigation it is always best practice to sign that you presented it and the seller’s response.

Hi there, the dates are added in when they are signed, as a time stamp. There is one place that you put the date (at the top of the RPA), but anytime the date is by the signature, it is signed and dated at the same time. Hope that helps.
If buyer removes investigation contingency, are they still allowed to do information inspection?
Yes, as long as you don't remove the investigation. they still have access for 17 days.
