You scaled with co hosting or arbitrage? I like the idea of co hosting because of the zero risk involved just not sure how profitable it is compared to arbitrage in terms of is the juice worth the squeeze so to speak.

False lol would take into a consideration a 4.8 vs. a 4.5 and strictly base it on a .3 difference.
hmm, odd. we're up 10% revenue over last year with no amenity changes or changes to pricelab strategy

Anurag, as solid as ever- great podcast! I agree 💯 The far our premiums from recent years, followed by a race to the bottom at the last minute, sure make for a thrilling yet often perilous ride. Having a pulse on your pacing is so critical these days.
never stay in an airbnb - they load those things with cameras in the rooms, bathrooms and showers. Whether it's just some freak watching you naked or do your business or to come and rob and/or murder you. No good. Not regulated enough like traditional hotels.

Teacher's job is to teach reading, writing and arithmetic. YOUR job is to be the parent. You asses your child's behavior. You give your child life lessons. Loser.

Facts, my parents care about my grades, but they get more mad at me when I get in trouble than when I get a bad grade, because they care more about me as a person than a letter I get writing numbers.
STRs should not be allowed in residential zoned areas. They are commercial use (public lodging). I would tell unhappy neighbors to organize and pressure ur local city councils to ban them. They are always banned when local residents don’t want them. The city govt works for residents. Not out of town investors turning quaint neighborhoods into theme parks.

I wouldn't necessarily call music a waste of time though, especially with how beneficial it can be. Music can go hand in hand with learning a new skill or a new idea. I dont think you have to take this "one way or the other" approach. If it works for you, great. But personally, music helps me both relax, and focus. Just because your ability to learn might be hindered by music, doesn't mean it wont benefit someone else in their pursuit.

What other ways do you feel a boutique vacation rental could profit off of extra amenities or offerings (such as arcade/ game room, vending machines, paid amenities such as cheese/wine package ordered at booking that is in their room upon arrival, etc? Yeah airbnb is why my buddy’s neighborhood has been turned into a shithole. Screw airbnb and screw this housing bubble. It’ll be worse than 08.
Air BnB is on the way out. Some states are already trying to ban the practice because it's artificially raising housing prices and encouraging homelessness because of it.

Perpetuates a housing shortage
My coworker owns three rental properties. Or should I say, he owns three LLCs, which each own the rental properties. That way if a lawsuit is filed by a tenant, they have to sue the LLC. And if the LLCs only asset is the property, they can only sue for that much. They can't take him to court for millions and force him to sell everything. They can only go after what the LLC has at its disposal.
It’s pretty easy to piece the LLC veil of it can be shown to be injustice. Ie, if damages are shown to be in excess of the house they could decide to pierce the veil.
@@smarty4822 That's the trick, but most people don't understand that concept and settle for what they can get. You have every legal right to go after the LLC owner, in this case my coworker. Then you can go after his assets, which are the other LLCs and his personal home. But most people hear they must sue an LLC and think that it must have an army of attorneys and settle for whatever the homeowners insurance will pay for.
yeah let me go ahead and buy a 2nd house, perfect market to do it in.
Cohosting is hosting other people’s properties on Airbnb. No buying needed.

Other people who are on Airbnb and are not doing a great job. You as a co host can take over the property, improve certain aspects to bring in more bookings, and charge a service fee of around 20-25%.

People switching to short term rentals makes a lot of sense, so i don't blame them for doing it, but it has completely fucked over the community I live in. We're already a tourist hot spot with a ridiculously high cost of living, but now we went from unaffordable rates to rent to nothing to rent at all for the people working the tourism jobs. It's a very difficult situation with no easy solution

Hey Mike, thank you for this video. Regarding the Value of the commercial property, I see you calculating it as Value multiplied by Cap rate. However, from other sources, I have seen it being calculated as NOI divided the cap rate. However do you reconcile the two approaches?
