I like the short format, but would have liked to understand past performance, track record, current active closed and open funds as well as future or upcoming offerings. It would take this from casually interesting to compelling and actionable.

Interesting take. Although I imagine most experienced investors would first look at the track record of a sponsor. Only then would they begin to look at individual deals. Additionally, those experienced investors would likely look past proforma IRRs and dive deep into the sponsor assumptions rather than the projected returns themselves. I think a more interesting exercise would be to understand the opportunity costs of investing in a given deal. More specifically, "What's the minimum amount I should invest in order to make this investment worth it?" This would account for capital gains taxes (assuming you sell another asset to buy into this deal), some estimate on capital gains and depreciation recapture taxes upon disposition of the property (or closing of the fund), and filing K-1's every year (assuming you have a CPA).
