    Hi Jen.. I heard that if a tenant are moving out from the property. The tenant have to pay some sort of moving out fee even though they paid the maintenance fee monthly.

      Hi Neoh, yes if there is a need for movement of big furniture or items, usually condo management will charge a moving in out fee. However, mostly are deposits. Meaning you take it back after. But also depends on condo, different condo might have different arrangement. Usually wouldnt cost much. A few hundred? Maybe you can check with the specific condominium for their arrangement ;) Hope it helps !

    Hi Jen, I was told by agent I have to pay for MOT stamping fee and legal fee. The spa price is about rm800k. But based on my understanding now government have the waiver for it until end of this year for 500-1mil price. The project was completed in year 2019 and now having the developer unit to sell. The reason given by agent is the developer did not register something (I Don know is what) so is not eligible for this campaign. Is it true? I’m also the 1st home buyer also. Appreciate if can get your reply. Thanks in advance.

      Hi Lew, yes at certain times, government have some incentives or campaign to help up buyers. But usually [ that depends on when you purchase the property ] . Perhaps i can give you an example. I have a property of my own which i bought during pre-launching. [ i think was 2018] . at that point, there is no such thing as MOT waiver, we have to bare it. But the construction property continues till 2020~ where that time, government announced HOC Campaign. So some buyers bought it during that time, and it is entitled. Fast forward today, my property is ready, and we have to transfer the title. For the same condo, i have to pay for MOT, while ppl who bought during the HOC Campaign- dont have to. So it depends when you purchase the property, and stamped and what was the regulation/campaign during that time. As for current news, there isnt any implementation yet. Even if there is , most likely just like before, it is for buyers who purchased at this point of time, Hope this helps Lew ;)

    To the property owners, I advice you, taking a MLTA is better than MRTA as MLTA is ABLE to protect your loving family when the owner is facing the heavy problems...       Hi Benny, i see. full Flexi is always with current account. Sometimes banks may separate into 2 accounts hence it is not full flexi. You might need to ask your banker why is it so. ;)

    Hi. Your explanation very good. I find it a lot easy to understand. Thank you. I have a few questions here. Let say for 1M property, I only choose to loan 70%, so the 10% down payment upon SnP, i will pay first. Then the next 10% work below ground when they complete,I need to make payment from my own pocket for 100k right? (Since I only loan 70%) When it reach the next phase, which is 15%, I need to pay 100k from my pocket and start to utilize 50k loan from bank. So I will start to pay progressive interest for 50k right? Or the progressive interest will be 350k since the progress of the site is now 35% completed? Does it mean that if I loan 70%, the time for me to start paying progressive interest will be later than those who loan 90% or 100%?

      hi Jason. Thanks for feedback. So if you were to buy using cash, yes you are right the cash payment comes first . Then when the loan part comes in, the progressive interest kick starts. progressive interest for that percentage of the stage. Example : Your loan kicks in Stage 2B . Once they completed 10%, bank will imburse 10% right, our progressive interest calculate based on this 10% . And you are right, you start paying progressive interest later than the rest. Coz the initial part you paying cash, no loan from bank the 30%, so no need pay interest =) Hope this helps ! =)

      HI JT, sorry for the late. I missed out. The monthly payment that we are paying every month is actually divided into 2 portion. Part of your monthly payment will go into paying your interest, and the other portion,, will be used to pay off you principal. So you actually paying both. However, Majority of the portion goes to the interest first. And as time pass, your principal amount reduces, hence interest reduce, and over time, the month payment you are paying is used to pay off the principal instead. In short, initially , big portion goes to serving the interest. You can check out how this work by searching for "Amortization table for property loan ". Let me see if i got the chance to do a video on this. ;) Hope this helps!

      Hi. This should be the SPA Price. So the concept is like this - if you look into the progressive schedule. Assuming if i buy the property using cash. [cash buyer ] So let's say property price [ SPA. ] = RM 500k - it will start off with SPA Signing - 10% Downpayment. Then Stage 2A : 10% And etc.. So each of this stage i pay 10% of the property price. [ SPA Value ] , right? which is upon signing RM 50k, Stage 2 A RM 50k [ because it is 10% of SPA Value ] But now... i am applying loan from the bank. During SPA Signing, we pay 10% Downpayment. Assuming that it is a 90% loan, Stage 2A will be covered by the bank - So the bank will pay 10% on behalf of the buyer, to the developer [ which is 10% x RM 500k (SPA)] . *And me as the buyer, will pay the interest of the RM 50k. That is why the formula of : % completion X SPA Value X Interest Rate X 30 days / 365 This is a general guideline. Hope this helps~ ;)

First of all i would like to apologize for the SUPER 7 months late reply as i have been focusing more on Facebook Channel - Starting to shift to youtube now - just saw your message. 1. yes, if it is 30% - yeah you got to use 30% -your progreesive interest starts with higher amount as compared to the total new projects 2. No. 2 - you. mean the interest rate- it follows and fluctuates the current rate as well. So like right now, interest rate drops, then your interest percentage will drop as well.
