You're correct that the price has risen incredibly fast in Margalla Orchards. One of my friends bought a plot/file here recently. However, the price for undeveloped plots/files is too high. In a similar price range, you could buy a developed/possession able plot in Bahria Enclave. With the track record of development in Islamabad, isn't the risk too high for the current prices?

Not to forget DHA imposes additional development charges. This new loot culture has been introduced in DHA. In comming days we might see 7150,000 development charges over a kanal plot in DHA multan. Just want people to keep this in mind before dreaming big on words of the looters. This happened to me in DHA isb and DHA lahore. Happened to a cousin in DHA peshawar and now there is this news about DHA multan. My unbiased 2 cents advice as i am not a dealer who makes money marketing unseen reality.

Videos on all the taxes, buyers and sellers have to pay on their plots and surcharges imposed by dha management on those who dont make timely payments of their insallments? Escalation charges being introduced and new taxes all investors have to pay from 2024 onwards on their recent purchased properties.
Why are u projecting dha ghandara so much? People are still stuck in river view south and valley. Stop being a brand ambassador of dha.

Really solid video, I would've liked the conversation to flow even more and the video to be longer. On the Gandhara part, has DHA shared what the prices of residential plots are going to be? I've found a few estimations online and they all seem to be on the higher end considering the current situation and distance.
