Introduction & Overview
(00:00-00:26) - Introduction to Parktown Residence, a detailed guide covering competitors, floor plans, and market positioning.
(00:26-00:55) - 1,193 units across 12 blocks (6-12 stories) on a 50,000 sqm plot. Expected vacant possession in 2030, but estimated TOP in 2028.
(00:55-01:23) - Integrated Transport Hub, including direct MRT and bus interchange access. Development by CapitaLand (commercial), UOL & Singapore Land (residential).
Developer & Community Features
(01:23-01:46) - CapitaLand, UOL, and Singapore Land have a strong track record, with notable projects like Duo, CanningHill Piers, and Sengkang Grand Residences.
(01:46-02:14) - Parktown will be the only integrated transport hub in the Tampines North community, offering a shopping mall, hawker center, community club, and direct MRT access (Cross Island Line).
(02:14-02:40) - Overview of development layout, including residential blocks, direct basement MRT access, and key community spaces.
Facilities & Layout
(02:40-03:30) - Retail components: About 100-120 retail shops, supermarket in Basement 1, MRT entrance integrated with the mall, and a fully separated residential car park.
(03:30-04:49) - Residential vs. commercial car park separation: Residents' car park access is private and not connected to retail visitors.
(04:49-05:40) - Unit types: 1-bedroom + study to 5-bedroom units, estimated maintenance fees for a 3-bedroom at ~$442/month.
Unit Layouts & Market Comparison
(05:40-06:37) - Floor plan analysis: Discusses presence (or absence) of balconies, aircon ledges, and storage spaces.
(06:37-07:29) - Internal vs. external-facing units: Blocks 3, 5, 7, 16 (avoid West sun) and Blocks 17, 19, 21 (avoid noise/facing issues).
(07:29-08:23) - Block-to-block distances: Park East offers wider distances than Park West, leading to higher pricing for Park East.
Pricing Strategy & Competitor Analysis
(08:23-09:49) - Estimated pricing: Developers purchased land at $885 PSF PPR, potentially pricing from ~$2,500 PSF based on demand.
(09:49-10:48) - Paries 8 as a benchmark: Saw six price increases on launch day, highlighting strong demand for integrated transport hubs.
(10:48-11:51) - GFA Harmonization impact: Parktown excludes aircon ledges from unit size calculations, making comparisons with older projects tricky.
1-Bedroom & 2-Bedroom Comparisons
(11:51-12:51) - 1-bedroom + study (506 sqft) vs. Paries 8 (538 sqft): Parktown’s unit is more efficient due to GFA harmonization.
(12:51-13:43) - 2-bedroom units: Expected pricing at $1.4M, with a $390K outlay and $4,700 monthly mortgage.
(13:43-14:44) - 2-bedroom Premium (~$1.6M): Includes two bathrooms and an enclosed kitchen, with a $59K difference in outlay from the standard 2-bed.
(14:44-15:40) - 2-bedroom Premium + Study (764 sqft): Additional study corner, usable as a guest room or storage.
3-Bedroom Comparisons
(15:40-17:09) - 3-bedroom Premium vs. Paries 8: Parktown units are slightly larger with better layouts, but Paries 8 has better ventilation (kitchen & bathrooms have windows).
(17:09-18:05) - 3-bedroom Dumbbell Layout: Discussing layout efficiency, balcony usage, and storage limitations.
(18:05-19:53) - 3-bedroom Compact (926-947 sqft): Parktown’s bigger kitchen, no storage room, and aircon ledge placement reducing bedroom window size.
4-Bedroom Comparisons
(19:53-21:54) - 3-bedroom Premium (1,130 sqft) vs. Tenet EC (980 sqft): Parktown is larger, more efficient, but lacks some window ventilation.
(21:54-23:19) - 4-bedroom layouts (1,335 sqft): Large living/dining area (4m width), all bathrooms & kitchen are naturally ventilated.
(23:19-25:11) - Upgrade costs from 3+Study to 4-Bedroom: ~$869K outlay, $10,250/month mortgage.
5-Bedroom Premium Comparisons
(25:11-27:04) - Parktown’s 5-Bedroom Premium (1,679 sqft): Large living space (4.7m width), walk-in wardrobe, and enclosed kitchen.
(27:04-28:57) - Price comparison with Paries 8: Parktown offers bigger kitchen & bedrooms but lacks a dry kitchen.
(28:57-30:23) - 5-Bedroom Premium pricing estimate: $3.7M, ~$186K outlay, ~$12K mortgage/month.
Final Takeaways
(30:23-31:29) - Parktown’s spacious layouts, larger kitchens, and better efficiency make it a strong competitor to Paries 8, Tenet EC, and Orel EC.
(31:29-End) - Developer pricing strategy & final insights on Parktown’s advantages over other integrated transport hub projects.

buying a property in SIngapore without an IPA loan approval
Welcome. But i thought he moved to Australia?
His biceps look horrible! Makes him look bloated in a disproportionate way!
looks like there are many who bought Orie without thinking. also the other catch is the layouts are small and dismal. Showflat shows nice interior and lux finishing, but the catch is they did not include the physical doors. There is also no room for you to place any other piece of furniture like a bookshelf or a gaming desk other than your built in furniture. Built in furniture tables are half width of a standard table instead of full width. Good luck to those who think that there will be someone who will pay a ridiculous price for a small yet unusable residential property in the future
It is extremely strange why people are spending so much money to buy such small space condos. Even the largest 5BR configuration has very small layout and space per room or living area The exit strategy doesn’t make sense for such a purchase.
Damn power video
Yo bro just telling you that your push up form is very wrong and it could damage your shoulder!! You should perfect the right form
Army camp got a lot of chicken bro. No need to worry about where to find your 500g of chicken meat
Interesting bar. Don’t have to slide the bar up the shins.
I'd love to see better form on that
Que rico hombre
Good job bro , keep it up 💪
Keep going broo❤
Such a stupid ass way to eat. Just cook it normally like everyone else and stop trying so hard to be different. Processing it, this Way has NO BENEFIT
So why are we making chicken smoothies and not just eating the chicken????? When it’s solid food it’s slower to digest the an a smoothie, keeping you fuller for longer. Same with the mango u less you wanna drink something other than just water.
Genuine question, why not steam the chicken breast and eat the mango separately? It's going to be more delicious I think and that way the mango will feel more like a dessert instead of a health smoothie
Mannnn what areyou doing my boy. There is no reason for anybody to be drinking blended mango’s and chicken breast
Good job broo , keep going 💪💪🙌

Just a tip to improve gains, when your holding the bar your thumb should not wrap around your hand. You will feel your back more
Be aware of baldness
i talked about it with a friend a couple of days ago, but i’ll share here as well. these ______ day “challenges” are mostly made to get people to work consistently but are almost always made without recovery and rest in mind. rest and recovery is more important than getting in every single day. overtraining and a lack of recovery leads to injury and fatigue. these challenges should be spaced apart (not daily) or presented with a disclaimer for those who are untrained/uninformed. you cannot post stuff like this for the general public to see and then expect them to be able to follow. the average person probably can’t even do 10 pull ups. these challenges glamorize absurd amounts of volume and little rest time. and for an athlete that’s able to do these types of numbers… why are they doing it to begin with? if not for views then why else? and if for views, where are the aforementioned disclaimers for the average joe watching? i think these challenges are an absurd way to get people into the space. if i had started my fitness journey with one of these silly challenges i would absolutely look back at it as a rookie mistake
