    Detwann! I love this. I love the thoughtfulness. I love the introspection. With a typical FSBO, you might be able to say "I don't know. I need to see your home, understand the amenities, and then I can run some comps/ come up with a marketing plan." With this one, because it was listed previously, maybe you had an idea of what it was worth and what it looked like. Did you happen to run comps before the call?

      @@DVAProductionz If you knew roughly what the house is worth, then they might help better form a response to "How can you help me?". If you feel she was priced too high, you could say "I'd have to tour your home to get a feel for the amenities, but in running some initial comps, you might be asking more than most people pay for this area.". If she is priced right, one strategy would be to offer to host her home as an Open House (free of charge). Sell her on the fact that it's a win-win. She can work with any buyers that want to buy her home. You get to keep the rest as they are most likely looking for another home to buy. 9 times of out 10 the home won't sell from that open house but you've come from a place of value and built rapport with the homeowner.

    One thing I did not mention, an alternative approach could be insisting on answering the question in a listing appointment. 🤷🏾‍♂️
