About Homerun, they are fantastic, very professional and open-mind people... When I started as a lawyer handling a lot of conveyancing back in 1996 the profesión was more regulated then it is now . At the moment anyone can set up office as an agent with no qualification whatsoever . This is not good . There should be some kind of obligatory exam to prove basic knowledge before setting up

Good chat. Not much discussed about vendors entrusting their properties to an agent which is surely and good measure of knowledge and profesionalism. Also the existence of Resales Online and now even Ideaslista as a source of inventory available to anyone encourages less informed and less experienced “agents” to be seen as big and reputable. Question? What makes a good agent?

Glad to see this guy was basically honest, though he skated over a critical consideration: Spainish taxation will eat Americans alive, unless you’re embarrassingly poor. There is no reciprocating US tax break for what expats pay to Spain as a wealth tax. Likewise, Spain’s tax on autonomos (independent contractors) is massive and grows every year. Look it up. Anyone of reasonable means who puts paper to pencil and thoroughly examines the financial consequences of such a move quickly finds that Spain will destroy you. Moreover its financial industry lacks a reliable, CPA-type culture that generally keeps tax compliance consistent and comprehensible. Its nigh impossible to find a Spanish tax professional with a firm grasp of the tax codes and their application to middle-class Americans. It’s easy to find tax preparers with insufficient training. This is likely why the gentleman did not get clear information at the conference he described: Spain doesn’t care. It seems to prefer making vague assurances, then having the hacienda (Spain’s IRS) slam expats with big tax surprises. Ask Shakira. Sadly, an unfortunate industry seems dedicated to duping Americans - selling the idea that an easy life/retirement awaits in Spain, when in fact tax consequences will defeat all but the poorest US citizen’s retirement funds or efforts to save for retirement. (BTW, you cannot contribute to investment brokers like TRowePrice, Fidelity or Vanguard when you live abroad.) No one mentions this in the glossy magazines. The perverse consequence of Spain’s expat tax scheme is to encourage only the American poor (or certain groups with government pensions and little more) to relocate. Any American who has enjoyed even moderate career success cannot afford to live there. Let’s tell it like it is. Kudos to Mr. Fernandez for not sugar-coating the situation as others do, particularly when they want to sell you something.
